What are your viewing procedures during Covid-19?
We are thrilled to be welcoming you back for viewings here at Oaklands Park! The housing market is currently open and the health and wellbeing of our visitors, colleagues and wider community are important to us. We therefore outline below our Covid-19 holiday home viewing procedures: 1. All holiday homes for sale will be kept clean and tidy. Particular attention will be paid to sanitizing “touch points” – such as door handles and surfaces that are likely to have been touched, or will be touched. 2. Viewing appointments are essential, so that homes can be checked (& re-sanitized if necessary) and viewings appropriately spaced out. 3. Those wishing to view homes will be asked if they have had any Covid-19 symptoms within the last 14 days, or if they are shielding. We are not currently able to meet shielding customers. 4. Visitors numbers will be kept to a minimum. Additional persons will be encouraged to wait outside and enter once the viewing customer has exited. 5. Prior to each visit, windows and doors will be opened to facilitate air flow and minimise the touching of door handles etc. 6. The Government guidance on social distancing will be adhered to at all times (currently 2 metres). 7. We ask customers who wish to view to wear a mask at all times whilst inside the holiday homes and use hand sanitizer when they arrive at the park. 8. We will open the door to the holiday home and allow customers to enter, whilst our member of staff waits outside. If they do need to go inside as well for any reason, social distancing measures will be maintained and they will stay in a different room to the customer. 9. We ask that viewing customers do not to touch anything that is not essential. 10. After the viewing is complete, we will re-sanitize all surfaces.
Where do I start?
We can provide you with various information about owning your own holiday home at Oaklands Park in Cornwall. This includes new or secondhand holiday homes. In both cases, purchase payments are made to us as the park owners – you should not pay anyone else directly for their holiday home.
What are the prices of new holiday homes?
The prices of our holiday homes vary depending on the size and number of bedrooms. Typically, our brand-new holiday homes start from around £54,995, but we sometimes have pre-loved units which are a great way to get a holiday home on a budget. The ‘turnkey price’ of our holiday homes include: transport, delivery, siting, connection to services (includes piped gas), steps, storage unit and parking bay. When can I use my holiday home?
You can visit your holiday home as often as you like whilst the Park is open; for 11 months of the year, from 1st March to 31st January.
What if I want to sell my holiday home?
All sales of holiday homes are documented through Acorn Parks Ltd. This applies to a sale to a new owner or family or friend. Please let us know in writing if you wish to sell your holiday home and we can provide you with more details of the procedure. The re-sale procedure is also set out in the Licence Agreement, which includes our entitlement to 15% commission plus VAT.
What is a holiday home?
A holiday home is a ready-to-use property that cannot be used as a permanent residence, letting you have that easy turnkey experience; a home from home in the heart of Cornwall. Whilst you cannot stay in your holiday home all year round, it does mean you avoid extra charges like stamp duty or council tax.
What rights and obligations are there?
All holiday home owners have a formal, written Licence Agreement. The Licence Agreement sets out the obligations of both the holiday home owner and the park owner and includes the park rules. Please ask for a sample copy if you would like more details.
Can I live in my lodge or caravan?
In short, no. You can stay in it while you are on holiday, but you must live somewhere else. We will require you to provide the address of your main residence, which must be your home. We will require proof of your residential address and you must provide proof by way of suitable documents e.g.: recent utility bills, current council tax bill, and driving licence or similar. We will require up to date copies of these documents on an annual basis.
Who’s responsible for maintenance of my holiday home?
Whilst we do all we can to maintain the Park, you are fully responsible for maintaining your own holiday home. We can provide advice and can put you in touch with local tradesmen.
What are the annual costs?
There are a few costs to consider with your holiday home as with any property. Pitch fees and rates are payable each year on 1st February and 1st April respectively, which cover things like maintenance, security and everything we need to keep the Park looking great!
Holiday Homes (up to 14ft wide)
Pitch fees: £2,845.70 per annum including VAT
Rates: £355.00 per annum including VAT
Holiday Lodges (20ft wide)
Pitch fees: £3,365.71 per annum including VAT
Rates: £515.00 per annum including VAT
Water/drainage, gas and electricity are metered and billed quarterly at Oaklands Park.
Can I sublet my holiday home?
Unfortunately, Oaklands Park does not permit commercial subletting, although family and friends are welcome to stay at your holiday home whenever you like!
What are site fees?

What are the facilities on Park?
At Oaklands Park there are laundry facilities, outdoor play areas and a large dog exercise area. Well maintained grounds, recycling and composting areas and of course, peace & quiet to enjoy your holiday home! If you’re looking for something a bit livelier then you might prefer our sister Park Meadow Lakes.
How long can my holiday home stay at Oaklands Park?
We offer purchasers of new holiday homes a Licence Agreement for 20 years and 40 years for 20ft wide lodge holiday homes.
